he is a smart guy so I am guessing he knew what he was doing based on his tax situation. He said he paid 'cash' but perhaps he used a low-interest loan to fund renovations or maybe he didn't pay cash for all of it. However, the good thing is most people have to rent it out to fund the improvements and he has the luxury that he doesn't have to do that.
